1. Arrival / Check-in / Departure
Check-in is available from 3:00 PM until midnight. Check-out must take place no later than 10:00 AM on the day of departure. The apartment must be fully vacated by the agreed check-out time so that the cleaning staff can begin cleaning immediately. In the event of a late departure, any additional costs incurred as a result will be charged at €50 per commenced hour.
Alternative arrival and departure times may be agreed individually with the landlord. If the tenant does not arrive by midnight on the scheduled day of arrival, the contract shall be deemed terminated after a period of 24 hours without notification to the landlord. The landlord or their representative may then freely dispose of the property. As a general rule, no full or partial refund of the rental price will be granted in the event of an early departure.
2. Special Requests
Special requests and additional agreements are generally possible. They require written confirmation by the landlord.
3. Payment
The rental agreement becomes valid upon receipt of payment into the landlord's account. Failure to make payment shall be deemed a withdrawal from the agreement and entitles the landlord to rent the property to another party.
No additional charges are made for water or waste disposal. Additional energy costs will only be charged in the event of unusually high consumption.
4. Cancellation / Cancellation Policy
You may withdraw from the agreement at any time. Cancellation must be made in writing.
For cancellations made between the date of booking and 14 days before the start of the rental period (check-in at 3:00 PM on the day of arrival), the guest will receive a refund of 100% of the total price.
For cancellations made between 14 days and 3 days before the start of the rental period (check-in at 3:00 PM on the day of arrival), the guest will receive a refund of 50% of the total price.
For cancellations made less than 48 hours before check-in (3:00 PM), the full accommodation price is payable.
The date on which the cancellation notice is received shall apply. Any amounts already paid will be taken into account. Subject to prior agreement, you may provide a replacement guest who assumes your agreement under the same conditions.
5. Obligations of Tenant
The tenant agrees to treat the rented property (accommodation, inventory and outdoor areas) with due care.
If any damage to the accommodation and/or its inventory occurs during the rental period, the tenant is obliged to notify the landlord immediately. Any defects or damage identified upon arrival must be reported to the landlord immediately; otherwise, the tenant may be held liable for such damage.
The landlord must be given a reasonable period of time to remedy any damage or defects. Claims relating to complaints that are not reported immediately on site are excluded. Complaints submitted only at the end of the stay or after leaving the holiday accommodation are likewise excluded from claims for compensation.
In the event of any disruption to the services provided, the tenant is obliged, within the scope of their statutory obligations and insofar as reasonably possible, to assist in resolving the disruption and minimising any resulting damage.
On the day of departure, the tenant must remove all personal belongings, dispose of household waste in the designated containers, and leave all dishes clean, washed and stored in the kitchen cupboards.
If the apartment is not left in the required condition and this results in cleaning work beyond the usual final cleaning, any additional costs incurred as a result will be charged at €50 per commenced hour.
6. Failure to Comply with House Rules
The hosts reserve the right to terminate the contractual relationship with immediate effect and without refund in the event of violations of the house rules or generally accepted standards of conduct, such as excessive noise, unauthorised visitors or smoking inside the apartment.
7. Smoking Is Not Permitted
Smoking inside the apartments is strictly prohibited. In the event of non-compliance, a cleaning fee of €250 will be charged.
8. Dogs
Dogs are only permitted if registered in advance and subject to payment of a cleaning fee of €50 per dog and per stay.
9. Electric Vehicles
Charging an electric vehicle using household electricity via a standard electrical socket is prohibited.
10. Liability
The property description has been prepared to the best of our knowledge.
No liability is accepted for any impairment of the rental property caused by force majeure, local power or water outages, or severe weather conditions.
Likewise, no liability is accepted for unforeseeable or unavoidable circumstances such as official orders, pandemics, unexpected construction work, or disruptions caused by natural or local conditions. However, the landlord will be happy to assist in resolving such issues where reasonably possible.
The landlord accepts no liability for the use of any games, sports equipment or other equipment provided, such as toasters, charging stations, kettles or cookers.
The tenant's arrival and departure are undertaken at their own responsibility and risk.
The landlord is not liable for personal belongings in the event of theft, water damage or fire.
The tenant is fully liable for any intentional damage or destruction.
11. Final Provisions
Photographs and text on the website or in brochures are intended to provide a realistic description of the property. A 100% correspondence with the actual rental property cannot be guaranteed.
The landlord reserves the right to make changes to the furnishings or equipment (e.g. furniture), provided that replacements are of equivalent quality.
Should one or more provisions of these General Terms and Conditions be or become invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by a valid provision that comes as close as possible to the economic and legal intent of the contracting parties.
German law shall apply. The place of jurisdiction and performance shall be the landlord's place of residence.
